The Lord Somerset Clubhouse

The Lord Somerset Clubhouse is the social hub of The Somerset – a stylish, spacious entertainment area designed for social interaction and relaxation. Meet friends in the bar for a sundowner, catch up with some reading in the comfortable lounge, join the bridge club or book club, or even start a club of your own. An extensive and superbly executed facility, the Clubhouse boasts:

RESTAURANT

The restaurant is available to residents and their guests for meals. Residents can enjoy a set 3-course menu, order from the á la carte menu, or purchase beverages from the bar or restaurant.

Bar & Lounge

The bar and lounge offer the ideal setting for many a happy occasion and sporting event. The cozy lounge with fireplace has a large screen TV for the viewing of films and presentations.

Chapel

A small interdenominational chapel is available for quiet reflection, private ceremonies, and services.

Library &
Conference Room

The library has a range of good books and DVDs, donated by residents, and is managed by residents. The library area also serves as a well-equipped conference room which is available to all residents via a booking system with the village manager.

Coffee Shop

For those moments when you just feel like a Cappuccino with a muffin, or toasted cheese, the Coffee Shop will provide you with those treats in a comfortable setting.

Gym

A private gym is available for a basic workout in a comfortable setting. Use of the gym (and all other facilities) is at own risk.

Social Activities

We offer a variety of events which are arranged by the Entertainment Committee and include things like Film Club Movies, Canasta, Croquet, and Arts & Crafts. Keep an eye on the Clubhouse noticeboard for regular events and dates.

Estate Structure

The Somerset offers two distinct forms of ownership, governed by separate sub-associations:

  1. Homeowners Association (HOA): For freehold owners who hold full title to their properties.
  2. Cape Peninsula Organisation for the Aged (CPOA): For residents who have contracted a life right occupation arrangement.

Each sub-association has its own constitution and operates independently, while also being members of the Master Homeowners Association (MHOA). This layered governance structure ensures a stable and effective management system.

To represent their members’ interests, each sub-association nominates trustees to serve on the MHOA. The MHOA is the highest level of authority within the estate, overseeing the overall governance and management of the community. This arrangement provides a balanced approach that accommodates the diverse needs and interests of all residents.

During the development phase, developer trustees are appointed to represent the developer’s interests within the association. Once the development is complete, resident trustees are elected by residents to oversee the community’s affairs. These trustees are volunteers who are nominated and voted in at the annual General Meeting (AGM). While not required to be operationally involved, they play a crucial role in providing strategic guidance and ensuring effective governance.

The MHOA (Management, Homeowners Association) is responsible for maintaining and managing all common infrastructure, including shared facilities and services. To deliver a high level of service, the MHOA appoints outsourced service providers to handle various tasks, such as maintenance, security, and landscaping.

To ensure efficient day-to-day operations, the MHOA appoints a Managing Agent. The managing agent provides a wide range of operational management expertise and oversees a team of staff responsible for carrying out and supervising all daily tasks within the common services of the estate. For any resident requiring assistance, the Estate Manager and the administrative team are the first point of contact.

This governance structure is designed to ensure that The Somerset is well-managed and that residents’ interests are always at the forefront.
